We partner with property owners, engineers, and contractors to design and execute solutions that protect assets, minimize disruption, and keep critical infrastructure operational.

What Is Permeation Grouting?

Permeation grouting is a ground improvement technique that injects a low viscosity grout into the soil matrix to reduce soil permeability, stabilize soil, and fill voids - without meaningfully changing the soil’s volume or structure. The grout travels through the natural pore spaces between particles (rather than fracturing the ground), making it ideal for loose soils and granular soils where you want to strengthen and seal the ground while preserving existing load paths, utilities, and nearby structures.

  • Targeted access: Small injection points are drilled to the treatment depth.
  • Controlled injection: A cementitious or chemical grout with carefully tuned viscosity and gel time is injected at controlled pressures so it permeates pore spaces.
  • Matrix improvement: The grout cures within the soil matrix, decreasing permeability, increasing shear strength, and improving support - stabilizing soil without bulk displacement.
Because permeation grout follows the voids rather than forcing new ones, the technique offers precision in dense urban environments where even small movements could affect adjacent foundations, slabs, tracks, or utilities.

Applications of Permeation Grouting

Permeation grouting is suited to sands, gravels, and other granular soils where grout can permeate and fill cracks and empty spaces. In the New York metro, typical applications include:

  • Foundation support for existing structures - Stabilize soil beneath footings, mats, and slabs; prevent additional settlement; and improve bearing capacity ahead of load increases or equipment installation
  • Groundwater control in tunnels and excavations - Underpin existing structures, prevent erosion, create a barrier for groundwater mitigation, and precondition soils before excavation to prevent collapse
  • Infrastructure stabilization (bridges, roads, pipelines) - Reinforce approach slabs, abutment soils, and utility corridors; mitigate washout; reduce differential movement under dynamic loads
  • Slope stabilization - Prevent erosion and soil slippage, strengthening embankments and slopes
  • Industrial and commercial construction sites - Prepare subgrades and strengthen soil in preparation for new construction, and stabilize fill materials

Permeation grouting may be paired with complementary methods like slab jacking and underpinning on complex projects to meet both structural and hydraulic performance needs.

Advantages of Permeation Grouting

Permeation grouting is an innovative and versatile ground improvement technique with many benefits:

  • Minimal soil disturbance: The process fills existing pore spaces rather than displacing soil, reducing risk to adjacent foundations, utilities, tracks, and tunnel liners.
Icons representing three benefits of permeation grouting: load distribution, erosion control, and soil stabilization
  • Precision control for sensitive sites: Tunable viscosity, gel time, and injection pressure allow fine control near historic structures, hospitals, data centers, and transit infrastructure.
  • Durable, long-term soil improvement: Properly selected and placed grout creates a stable, low-permeability matrix that resists washout and supports long-term service loads.
  • Effective groundwater management: Build cutoff curtains and contact seals to control inflow, protect excavations, and extend the life of below-grade assets.
  • Access-friendly and phasable: Small equipment and flexible drilling allow night, weekend, or phased work with limited headroom - ideal for active facilities and tight spaces.

Engineered outcomes: Performance is verifiable through pre- and post-grout testing (permeability, grout takes, instrumentation), aligning results with design intent.

Our Soil Stabilization & Grouting Process

Every job site in the New York area presents unique geology, groundwater, and operational constraints. PTS delivers an engineering-led approach - from investigation and design to installation and verification - to ensure the grouting solution meets your structural and hydraulic goals.

Site Evaluation and Engineering

We collaborate with owners and design teams to define performance requirements and constraints:

  • Subsurface characterization: Review geotechnical reports, borings, grain size distributions, Atterberg limits (if fine fraction is present), and groundwater data to determine groutability and target permeability.
  • Risk & constructability: Map utilities, evaluate proximity to sensitive structures, and establish acceptable movement criteria.
  • Design criteria: Set target permeability reduction, strength gains, treatment geometry, and verification thresholds.

Work planning: Phasing for active facilities, shift work to limit downtime, and protection plans for adjacent assets and occupants.

Grouting Material Selection: Cement & Chemical Grout Options

Material choice is driven by soil gradation, groundwater chemistry, project schedule, and durability requirements. Permeation grouts are divided into two broad categories: chemical grouts and cement-based grouts.

Cementitious grouts work best for granular soils and larger voids. Cement-based grouts are usually more cost-effective for large projects and typically offer greater strength than chemical grouts.

  • Cement grout is appropriate for many types of coarse, granular soils
  • Microfine cement is suitable for sandy soils, small voids, sealing cracks in rock or concrete, foundation consolidation, and water
  • Ultrafine cement is designed for stabilizing silts and very fine sands and sealing tunnel and dam seepage due to micro-fissures

Chemical grouts are typically used for fine, low permeability soils. They offer controllable reaction time and exceptionally low viscosity for improved penetration in certain soil types. Gel time can be adjusted from seconds to minutes for great control of bleed and spread for very selective treatment.

  • Sodium silicate grouts have a low viscosity and high penetrability into rock and soil, but they can be sensitive to moisture exposure.
  • Polyurethane grouts are versatile and commonly used in below-grade applications to stabilize weak soils thanks to superb water resistance.
  • Acrylate grouts offer excellent tensile strength and flexibility. They're often used for soil stabilization and underground water management.

Our engineers specify blends, additives, and catalysts to meet target soil permeability, strength, and durability - balancing performance with environmental and operational considerations.

Injection Techniques and Equipment

Injection strategy and pressure control determine the success of permeation grouting. PTS utilizes equipment and procedures designed for predictable, verifiable results. We design an injection pattern that ensures uniform coverage and minimizes shadow zones with careful pressure management and real-time flow and volume tracking.

Quality Assurance and Monitoring

PTS implements QA/QC from the first test hole to closeout:

  • Trials & test sections: Confirm grout selection, gel times, take rates, and pressure windows before full production.
  • Verification testing: Pre/post permeability tests (e.g., falling-head/constant-head), observation wells or piezometers where required, and proof coring in select cases.
  • Survey & monitoring: Settlement/tilt points on adjacent structures; slab elevation checks where applicable.

Documentation: Grout logs with depth, pressure, volume, and time; as-built treatment maps; final QA summary.

Permeation Grouting FAQs

What Is Soil Grouting?

Soil grouting is the broad category of techniques that involve injecting grout into the ground to modify its properties. Depending on the method and material, grouting can reduce permeability, increase strength, fill voids, stabilize soil, lift slabs, or transfer load. Permeation grouting is a subset in which a low-viscosity grout permeates existing pore spaces without displacing, compressing, or fracturing the soil, preserving the ground’s structure while enhancing stability and load capacity.

What Is the Difference Between Permeation Grouting and Consolidation Grouting?

Permeation grouting is a type of pressure grouting in which low-viscosity grout permeates existing spaces in the soil. Grouted soil is stabilized with reduced permeability without increasing volume or significant displacement.

Consolidation or compaction grouting instead uses a low-mobility grout that displaces and compacts surrounding soil to increase density and load capacity.

What Is Chemical Grouting?

Chemical grouting employs low-viscosity chemical formulations that permeate tight granular soils and micro-voids that are too small for cement particles. Gel times are adjustable, enabling precise control over spread and set. Chemical grouts are especially useful for groundwater control, sealing cracks and joints, and selective treatment where surgical precision is needed.

What Is the Difference Between Permeation Grouting and Jet Grouting?

Permeation grouting is a minimally invasive technique that stabilizes soil with very little displacement by filling voids in the soil at low pressure. Jet grouting, by comparison, uses high-pressure grouting to erode and consolidate soil into hardened columns or panels of cemented soil (or soilcrete). This process is more invasive and requires larger equipment and headroom.
